Managing a building project can be a difficult, expensive and stressful undertaking. At Ellery Associates, we can manage the entire building process for you.
From initial concept design through to obtaining planning permission and Building Control approval, we organise everything you need to get your house extension, loft conversion, basement conversion or house renovation going.
Using the detailed drawings, Ellery Associate project managers provide detailed cost estimates from specially selected builders on our preferred contractors list. Alternatively, we can work with builders of your own choosing. We assess the builder’s proposals and advise on their suitability for your project before they start work.
Our preferred builders have been specially selected on the quality of their previous work together with an assessment of their cost effectiveness. Unless you have a particular preference to a builder, we recommend using our builders as they have a proven track record in top quality workmanship.
Once the builder is selected, our project managers can arrange the detailed building contracts that will protect your home as well as your wallet. We provide specific contracts for each project together with a detailed specification, scope of works and building program. This minimises the risk of the builder charging for so called ‘extras’ during construction and ensures that your project is completed within budget.
During construction our project managers ensure that the work keeps progressing to the building program.
We inspect the work and ensure that substandard work is made good before your project continues. By working closely with the Building Control Officer and carrying out our own inspections, we ensure that all works are approved and the completion certificate needed for any building project is obtained.
Acting as your agent, our project managers carry out valuations as the work progresses. This ensures that you are only paying for work completed to the highest standards. We ensure that a sum of money is retained on each project so that any ‘snagging’ issues can be repaired before the final payment is made. At all times, we work for you.
We do not get involved with any pay-back schemes with builders or contractors and this ensures our independence throughout the building project. The builders on our preferred list know that we expect nothing but the finest quality workmanship and if they don’t perform, they won’t be working for us. It is as simple as that!
